Transactional Funding
Many of times, investors find an equity-rich deal that they choose to immediately "wholesale" to another investor, or even an end-user. This is often done though a simultaneous closing also known as "double closing."

Real Estate Terms
Welcome back to my page. Today I want to share a few things as i learn more about real estate investment side. I've come to use on a daily basis when meeting with clients are:
NOI = Net Operating Income
GOI = Gross Operating Income
DS = Debt Service
DSCR = Debt Service Coverage Ration
PP = Purchase Price
ARV = After Repair Value
REO = Real Estate Owned
LTV = Loan To Value
CR = Credit
Exp = Expense
Rehab = Rehabiliation
BPO = Broker Price Opinion
While the majority of discussion revolve around some of the terms above, I've also come to utilize the term below as well.
As-Is-Value: This term is used to assess the actual current value of the property
After Repair Value: This term is used when an off market property has been acquired and completely rehabilitated to current market condition and best price.
Off Market: This term is used when a property is not listed or put up for sale on the Market. Normally investors flock for Off Market property, as they present a better return on investment provided the property is acquired between 35% to 60% of it's current value. Obviously depending on your strategy you are using, you will have your own parameters of what you are more comfortable investing with off market properties.

Welcome to My Real Estate Journey
Hello My name is Mari Sow and I've been in a real estate industry for the past decade and have recently embarked on the journey with the investments side of real estate.
it's been a super exciting moment of my life as I begin this new journey. For someone who has been in real estate for over a decade I've realized that i didn't know anything about real estate.
Thus I decided to create this new blog to track my journey and progress as i'm learning a whole new side of the business industry. The experience is literally like learning a whole new language. I was familiar with some of the general terms thrown around but now i'm learning a whole new jargon such as DSCR (Debt Service Coverage Ratio) or ROI (Return On Investments). Another great term is LTV (Loan To Value), ARV (After Repair Value) and BPO (Broker Price Opinion) just to name a few. I will surely be referencing quite a bit of these terms as I post more about what I learn.
A little bit of my background is that I was born in Africa, speak five languages (English, French, Fulani, Wolof & Lingala). We moved around a bit while very young and got the privilege of making new friends every few years. Although i didn't see it that way at the time. My family lived in Zambia, RDC Congo which was known as Zaire when we resided there, then the Congo Republic, and Senegal. My most recent ties are in Dakar, Senegal and RDC Congo. I go back every few years to visit Senegal as I still have close family members residents. We moved to Ohio in 1999 just before the new millennium and Columbus is my hometown. I call Ohio my hometown as it is the one place I've resided the longest for the latter of my teens years, early and mid 20's. As an adult i made a choice to follow warmer weather in Florida and Orlando has become my second home. I love the residents here, my friends and colleagues. Each day, i look forward to connecting with Orlando locals and/or transplants like myself. Orlando being one of the number one tourist place in the word, I believe the great diversity of all america and the world makes this place a great and unique place to call home.
